3. Security Deposit

6. Maintenance & Repairs
Tenant agrees to maintain the property in clean and habitable condition, promptly notify Landlord of any damage or needed repairs, and not make alterations without written consent.

7. Entry by Landlord
Landlord will provide at least 24 hours' written notice before entering the property for inspections, repairs, or showings, except in cases of emergency.
8. Termination & Governing Law
At lease end, Tenant must vacate by 12:00 PM on the final day and return all keys. Early termination requires 30 days' written notice and forfeiture of the security deposit unless otherwise agreed in writing.
