Landlord agrees to rent to Tenant the residential property located at:

456 Rental Avenue, Unit 2B, City, State 00000

The property includes: living room, kitchen, 2 bedrooms, 1 bathroom, and assigned parking space #5. The property is to be used exclusively as a private residential dwelling.
Monthly Rent: $1,800.00 USD, due on the 1st of each month.

Late Fee: Rent not received by the 5th of the month is subject to a $75 late fee. If rent is more than 10 days late, an additional $25 per day may apply.
Tenant shall pay a security deposit of $1,800.00 (equivalent to one month's rent) prior to move-in.

The deposit will be held in a separate account and returned within 21 days of move-out, less any deductions for unpaid rent or damages beyond normal wear and tear. An itemized list of deductions will be provided.
Tenant is responsible for: electricity, gas, internet, and cable.

Landlord is responsible for: water, trash collection, and basic landscaping of common areas.

Landlord will respond to emergency repairs within 24 hours and routine repair requests within 14 days.
Landlord will provide at least 24 hours' written notice before entering the property for inspections, repairs, or showings, except in cases of emergency.
At lease end, Tenant must vacate by 12:00 PM on the final day and return all keys. Early termination requires 30 days' written notice and forfeiture of the security deposit unless otherwise agreed in writing.
